Home values in both Squaw Valley and Alpine Meadows have seen an upward trend over the years. In 2016, the average sale price was $900K. In 2020, the average sales price has grown to $1.17 million.

Sales activity has been stronger in 2020 compared to last year. In 2019, Squaw Valley/Alpine Meadows recorded 31 homes sold, while just in the 3 quarters of 2020, that number is 45. We have witnessed how 2020 has broken sales records in virtually every area of Lake Tahoe.

14 single family residences sold in Squaw Valley during 2019, while 31 have already sold in 2020. While there have been 48 condos sold year to date in Squaw Valley, 2019 showed slightly stronger sales numbers at 66. However, we still have another quarter that will be driven by early ski activity and ski resorts are schedule to open this year around Thanksgiving.

Alpine Meadows Q3 2020 Market Report

Alpine Meadows shows stronger growth in the median sales price year over year. In 2019, the median sales price for single family residences was $770K. So far, in 2020, the median sales price is at $925K, a 20% increase.

While the sale of 14 homes so far in 2020 has not surpassed the 17 homes sold in 2019, we do have another quarter of sales that should at least equal that number.

Condos in Alpine Meadows have definitely seen an uptick in sales activity. Only 3 condos sold last year, while we already have 7 sales as of the 3rd quarter of 2020. The median sales price is actually 2% lower year over year. The 2019 median price for a condo was $430K, while 2020 has that number at $420K. However, both condos and homes in Alpine Meadows are selling at 98% of asking price.
